5 Things I Wish Someone Told Me Before I Bought My First Home

Buying your first home sounds pretty simple. You save your money. You get pre-approved. You start scrolling through listings. You find a house you love and immediately start imagining where the couch is going to go. Then reality kicks in. There are costs you didn't expect, decisions you didn't know you'd have to make, and plenty of moments when you think, "Wait... nobody told me about this."

So, if you're thinking about buying your first home, here are five things I'd want you to know before you start.

1. Your Down Payment Isn't the Only Money You Need

Saving for the down payment is a big deal, but don't forget about everything else that comes with buying a home. Closing costs, inspections, moving expenses, insurance, taxes, HOA or condo fees, repairs, and all the little things that somehow add up quickly. And then there's the new couch you've suddenly decided you absolutely need.

The goal isn't to scare yourself out of buying. It's to plan beyond the down payment and leave yourself some breathing room after closing.

2. Your First Home Doesn't Have to Be Your Dream Home

It's easy to fall into the trap of thinking your first home needs to have the perfect kitchen, backyard, neighborhood, commute, and price. But ask yourself: What do I actually need right now?

Maybe you choose a smaller home with a comfortable payment. Maybe you give up the huge backyard for a better location. Maybe the kitchen isn't perfect, but the house checks the boxes that matter most. That's not settling. Your first home can simply be your first step.

3. Look Beyond the Mortgage Payment

A mortgage calculator can make a home look affordable pretty quickly. But remember, homeownership comes with more than a mortgage. Think property taxes, homeowners insurance, utilities, maintenance, HOA fees where applicable, and the occasional repair that seems to happen at the worst possible time.

The real question isn't just, "Can I get approved for this?" It's "Will I be comfortable paying for this?"

Those are two very different questions.

4. Don't Panic When You See the Inspection Report

Your first inspection report can feel like a novel about everything that's wrong with your future home. Take a breath.

Some items may be minor. Others may need immediate attention. The important thing is understanding what you're looking at and knowing which issues really matter. Ask questions. Get clarification. Look at the big picture. You're not necessarily looking for a perfect house. You're looking for a home you understand before you buy it.

5. Know Your Priorities Before You Fall in Love

Before you start house hunting, make three lists:

Must Have: Things you genuinely need.

Would Love to Have: Things that would be great, but aren't deal breakers.

Willing to Compromise: Things you can live without.

Trust me, this helps. Because once you walk into a beautiful house, logic can get a little quiet. Suddenly, the gorgeous kitchen makes you forget about the long commute, and the amazing backyard makes that higher price seem totally reasonable. Know your priorities before the house has a chance to convince you otherwise.

The Real Deal About Buying Your First Home

You won't know everything before you buy your first home. And that's okay. You'll have questions. You'll learn along the way. You may change your mind about what matters most. The goal isn't to make a perfect decision. It's to make an informed decision that makes sense for your life, your finances, and your plans.

If you're thinking about buying your first home, take your time, ask questions, and understand your numbers. And when you're ready to explore what homeownership could look like for you, the TaylorMade Team is here to have the conversation, without the pressure. Sometimes the first step isn't making an offer.

Sometimes it's simply asking the right questions.
